Before the market ever sees your home, I walk through it exactly as a buyer would and capture that first impression — a one-time opportunity I protect carefully. Even if I've sold the home for you before, I assess its condition fresh.

All-encompassing research, then a pricing strategy.

Location, comparables, features, and pricing — analyzed together, not in pieces. Pricing strategy is where most sellers get surprised, and where I make sure you never are.

Presentation that does the home justice.

Staging assessment where it's needed, design direction to bring the home together, and professional video and photography with my team on every listing I take on.

Negotiation with a legal posture.

I negotiate knowing where the deal should land — and I protect you with clauses drafted by my lawyer, beyond the standard forms.

Commission integrity.

We agree on commission when I take the listing, and I never renegotiate it afterward. What we shake on is what stands.

While your home is on the market

You'll never go more than a week without an update — by email or call, whichever you prefer — including a market update specific to your property. When offers come in, you hear from me in real time. After every open house, I report back with attendance and buyer interest, so you always know what's coming before it comes.
